A licensed mold consultant completes a thorough and procedural inspection; looking for mold, water damage, moisture stains, and possible current moisture problems. Invasive and non-invasive moisture meters are used to determine if building materials are currently wet or dry. After a full inspection of your home the consultant discusses findings. If mold is found, the consultant explains mold remediation options. A written mold assessment report follows the inspection that includes reported history, our findings, photos, sample analyses (if sampling is conducted), and any further professional recommendations.
Find out if you have mold.
Mold sampling allows us to precisely identify the quantity and types of mold present through lab analysis. Indoor air sampling for mold is conducted with a Zefon bio-pump and Air-O-Cell Cassette. Surface mold samples are collected by using a tape lift, bulk sample, or swab sample. Once samples are collected, a third party Texas licensed lab analyzes the sample to determine the type and hazard class of the mold. When mold is detected, a Mold Remediation Protocol may need to be established for the mold affected area.
Identify the mold type and quantity.
In the state of Texas, the mold assessment and mold remediation must be conducted by separate parties for the same project. If mold is detected your home and based on your specific situation a Mold Remediation Protocol may be required if the owner wishes to engage a Texas licensed mold remediation company to remediate the mold. A mold remediation clearance test will be conducted by the consultant after the mold remediation contractor has completely followed the protocol and prior to reconstruction of the remediated area.
Get rid of existing mold.
After an independent remediation company has completed the remediation work, Dallas Mold Inspection Group will return to the property to ensure that the Remediation Protocol was properly executed. Upon a successful visual, procedural and analytical post remediation clearance test, we will issue a letter of clearance and a Certificate of Mold Damage Remediation. Signed by both the mold consultant and licensed mold remediation contractor. The Certificate of Mold Damage Remediation is fully transferable between the buyer and seller upon the sale of the home.
